1860s lime plaster off - gypsum or line plaster new?

So, 1860s Victorian end Terrace. Old plaster delaminated and have removed from the walls - see pics.

The external walls are faced sandstone, with solid stone rubble - they’re almost 30 inches thick! The partition walls are single skinned brick. The previous owners have wallpapered and painted liberally so any breathability the building once had with traditional plaster is long gone. Walls have low moisture and damp readings through the property.

My query - what plaster finish to use? Can I use gypsum based? Is hardwall or bonding suitable with multi-finish? I’d need 30mm depth.

I’ve had quotes for lime plastering and it’s simply not affordable to be spending £4000+ per room. It’s a (rather) large 8 bed Terrace, renovating throughout. I’d literally be spending upwards of £50k to continue on that trend, wholly unaffordable.

I don’t want to use sand/cement, way too hard.

Any and all advice welcome.

Can’t understand why on earth someone would quite £4000+ per room for like plaster unless the rooms are 5 metres high and 100 sq metres on plan.

And that would work out at £20/sq.m still.

Sounds like your plasterer doesn’t want the work!

Or unless it’s Grade 1 with ornate plaster mouldings

PS I used to get my plasterer to use Limelite renovating plaster for solid walls.

I’ve just seen how expensive it is these days!!!!

I’ve have thought a cement:lime:sand render would be the way to go. I’m sure an expert on here will be able to answer your question.

Rooms is 5x4.5m, 2.3m high wall sections to be plastered (original frieze and cornices retained as you can see in the pic.

I’ve got two quotes - £80sq/m and 130sq/m for the same work, three coats of lime plaster. Reading about, the lower of the two seems on par with what folks are charging although I’d happily welcome anyone who wants to come and quote different (I’m in Lancaster)

FYI - It’s neither listed or graded so I’m at my liberty.
