Hello,

I was in my loft today and spotted a very small puddle of water but could't see any of the pipes wet.. an hour later my hot water kicked and OI was still in the loft and heard a hissing sound and noticed drops coming from the 3 bar valve as per the attached pictures.

The knob seems like you can tighten it but wasn't sure if may casue the leak to increase.

Anyone have any ideas?
To replace this part including labour how much is the approx damage?
Thanks!

That is your pressure reducing valve, you cant work on it yourself, it will need replacing and can only be done by a qualified person holding what is called G3 certification, dont mess with it yourself that qualification is in place for a very good reason

Thanks.. wasn't planning on doing that myself as I dont want my ceilings coming down :)

just wanted to check how much should the approx cost be to rectify this by a G3 cert plumber

Difficult to answer TBH. Labour depends on how long it takes to isolate, drain down and replace and where you are in the country. The prices of the valve would depend on the model of your cylinder.

As Ian mentions, time to get a qualified unvented engineer in

Have the cylinder serviced, it could be a flat expansion vessel causing the valve to discharge.

It is the pressure reducing valve , not the pressure relief valve, agree getting it serviced would be a good idea

As has been mentioned these units should be serviced every year, arrange a service and tell who you book that you have a leak and they will be able to source what you need, sorry I never quote prices , that is between you and whoever you employ to carry out the work, if you say what area you are in someone may cover your area or be able to recommend someone
