We've just started our works which includes the demolition of a small side extension & attached garage.

We have just come across the potential requirement for a demolition notice for this, though this wasn't mentioned by the architects, building control company or contractor.

I'm not sure if we're misunderstanding the legislation but according to our calculations the 'demolition' is slightly over 50m3 so requires this notice to be served 6 weeks before project commencement.

Does anyone have any knowledge of this requirement who could shed some light?

If none of the 3 interested parties are concerned how can you be expected to know? Crack on and trust the pros.

Thanks both. Turns out the architect had recieved a letter from the council stating that a notice is needed when the volume is over 64m3 (which is different from the 50m3 on their website)

I'd question the 64m2 figure as I don't think it's ever a specific threshold measure.

You are responsible to complying with any regulations, and being given a 64m3 figure by mistake won't exempt you, but being told specifically that your [64m3] volume is below the threshold will. It's all in the wording.
