We have a Ferroli Optima 1001 and everything is working OK apart from the Hot water. Even at Minimum or Maximum on the 'Domestic Hot Water Thermostat Knob' the water is scalding hot. Any ideas what this could be? Cheers.

I've taken a closer look at this and even with a disc cutter it is going to be very difficult because of the closeness to the wall. Instead of cutting the flange off(where arrowed) could I take the elbow out of flange and then slide some kind of pipe into the internal bore and seal it? And...

Its a bungalow, the toilet waste pipe from the pan is made of clay and goes throught the floor boards.
