Here's a photo of one of the tiles that was taken off last year when some vents were fitted. Brand is Scotcem You can see how rough the surface is. Just above this point is the line where the tile above it sat and the texture is nice and smooth.

I'm not sure what type of tile they are to be honest. Marley something or other seems to ring a bell. Up close the weathered surface looks like aggregate rather than a nice smooth surface.

Update, and likely the final one. All but the roof have now been fixed. As per my other thread, although the fan was replaced with a suitable one, it wasn't fitted correctly and clearly wasn't tested. One of the lives was in the neutral terminal. Not the safest of things. Sorted that myself...

Perfectly possible. Time will tell I guess. If it happens again I will make more fuss. Also, the fan has been replaced (incorrectly but I've sorted it). Just waiting on the roof being done now.

Just had another quick look and youre right, the grey neutral which followed through both switches was not in the neutral of the fan. Swapped it and one of the lives and it still turned off with the light. Swapped the lives round and it is now working as it should be. Thank you everyone.

With regards to who did it, I'm not 100% sure. The fan is in an extension we had done last year, which has been the subject of a few threads on here. Long story short, outstanding issues on the build were getting ignored/fobbed off and so I had to send a letter stating the contractor had 14...
