    structural engineer costs

Hmm, well the guy came out said the walls were “probably not” load bearing but he would need to come back out for a “full” survey. The quote states: Prepare and issue a set of structural calculations and details for onward transmission (by others) to the local authority for Building...

    structural engineer costs

    structural engineer costs

Yes was just wondering that same thing woody! TBH I’m not 100% sure one on the walls is not load bearing but several houses in the area have removed it looking at Rightmove floor plans. Happy to pay a couple hundred quid for price of mind but £850!?

    structural engineer costs

Hi, Im looking at removing two internal walls of a 3 bed semi. Both are non load bearing. I need a report to submit to building control. The guy I had out has quoted £850 for the job, (the report not the work). This seems a bit steep to me? It this a reasonable price?

best upgrade for 3 bed semi

HI, Moving into a standard 3 bed semi (1000sqft). as present it's got aged Rads hot/cold tank, standard gas boiler. I'm thinking UFH downstairs, (solid floor, overlay system, wet) Rads in upstairs Beds, Bathroom a heated towel rail/rad. Also need a decent power shower. What would be the best...

    retrofit UFH, stairs

Ok fair enough, I did notice it’s against building regs for new build to have stair different height but I get retro fit is exempt and if you don’t notice it’s all good.

    retrofit UFH, stairs

I've done quite a bit of searching but can't find the answer to this one. If i retrofit UFH over a solid concrete floor using, say, a 20mm system. what do folks usually do when it comes to stairs? The first step will now be 20mm lower. Do you live with it, reinstall the stairs or try and even...

    Blocking/covering a window

Looking to build a shower in a bathroom. It currently has a separate bath/wc so I’ll be knocking into one. The shower will be where the WC window is/was. Would it be a real bodge to just board over the window and fit the shower leaving the external window behind? Effectively leaving a sealed...

    Building next to trees

Ok yea it’s for a potential house . No TPO but I have 3 large trees was thinking maybe whip two out and try a save the third. Bit worried about heave etc but getting a survey done. Question was more about is it possible rather than how. I guess with a suitable plan that shows both foundation...

    Building next to trees

Anyone know how close you can realistically build next to a large oak tree? Don’t care about cost etc just can it be done with the right foundations etc, will planning allow it. I can’t see anything in the regs to say you can’t providing you have precautions for protection of new build and tree?

    Fireplace surround

I was advised that in order to install/replace the existing open fireplace with a stove I would have to remove all the wooden panelling to the front and side of the chimney. Reading the regulations it seems that a 300mm distance is required for combustible materials. Therefore this seems...

hi folks, just being this thread back to life as I'm planning the same. assuming the advice is still valid? also have a few knots bleeding though from the 20 year old gloss. can i assume its safe to lightly sand and paint over rather than strip right back and use knotting solution. planning...

Looking at EWI and render but worried about how to finish the windows? at present it’s tile, plan at the moment is to bash it off and retro fit a upvc Cill which I’m not keen on as my extension had those and they look a bit naff. Anyone got any other ideas?

    Timber for fascia

It’s for my garage front. The joists are 8” I’m using 18mm OSB on top and soffit will be under so 225mm (9inch) seemed to be the right choice. Prefer wood over PVC. I guess I could rip a sheet of ply down. I need approx 5.5m. Although with ply at £50 a sheet and 9x1 planed at £10 a metre not...
