How would you classify this structure?

Thanks Woody. Just as an update, my friend went to see the duty planner and she seemed to think that replacing the roof and replastering the walls would not constitute a substantial rebuild.

Planning permission for fence (restrospective) refused!

I'll let the experts deal with the planning issues but... If I lived next door to a guy who attacked my wife and strangled somebody else I would want one of three things to happen 1) The guy get's banged up If not 2) Somebody puts him in a wheelchair If not 3) I would move...

How would you classify this structure?

They don't seem to have been hot on it when the previous owner built this horrible, hazardous structure. My friend just wants to improve the way it looks, make it secure and energy efficient.

    Subdividing a room-BR? PP?

Jeds, Does that mean forming a new shower room downstairs where one never existed also doesn't need BRegs? Many thanks

How would you classify this structure?

Thanks Woody. In this context how would "substantially rebuilt" be interpreted? Two of the structures sides are formed by existing property walls so they won't be rebuilt as such just properly skimmed. The side that opens into the house is also really formed from the existing house walls and...

How would you classify this structure?

Hello again :) A property a friend has bought (in a conservation area) has an odd addition to it. Basically there is what can only be described as a lean to. It is about 6ft x 6ft and opens straight off the lounge ie there is no door between them at present. The right hand wall...

    Subdividing a room-BR? PP?

Hi If you want to subdivide a room into two (downstairs if it makes a difference) I'm assuming it wouldn't need PP of any kind, but would it need Bregs approval? The subdivision would be done by erecting a stud partition wall and the entrance to the new room formed by knocking through a...

Celotex type boards vs rock wool for cavity wall

You're making me feel very worried now because I've obviously said something really stupid  Please remember I'm not a builder etc, I've just tried to take an interest in building type matters. So go easy but tell me, just how stupid have I been?

Celotex type boards vs rock wool for cavity wall

Hi I've only ever seen rock wool type insulation put in external cavity walls. Having just come across another member's project on this forum I noticed his builder had used celotex boards instead. I thought (obviously wrongly) that you couldn't use insulation boards as you needed air to be...

6.8 m RSJ for conservatory practical or not ??

As mentioned it doesn't sound like your beam will be taking that much load. I've just had a beam fitted that was about 6.3m but it will be the back wall of the house. It was a 203 x 203 x 86kgs.

We might start to see more earthquakes with all this fracking though. :)

    Vertical vs Horizontal radiators

Hi I know heating requirements should be calculated and radiators sized and quantified accordingly but this is just a general question. I've noticed in recent years there seems to be a growing trend to have radiators of smallish width but very high ie they go right up the wall. This is...

    Kitchen-tile first or after fitting?

Thanks to you both. The tiles will be expensive and it is not a free standing kitchen. Tpt, you are right, I am far more likely to have to change the tiles in my lifetime than the kitchen. So I will fit the kitchen and then tile up to it. Thanks again

So why hasn't my house fallen down?

Thanks. I'm having to under pin the existing foundations at certain points where there will be a lot of load. 1mx1mx1m pads are being dug under these points and then filled with concrete. All being dug by hand!

So why hasn't my house fallen down?

Thanks, but it does suggest that perhaps we over spec a little these days?

A gaps has developed where our extension meets the house?

Woody, if you were to use flexible mastic then wouldn't the joint line stand out like a sore thumb and draw attention to the extension being an add on? Thanks

So why hasn't my house fallen down?

I'm having some work done on my house and as a result some of the existing foundations have had to be exposed and then will be underpinned. This is because I'm building a two storey extension and loads of supporting walls are coming out to make open plan living spaces. Anyway, the house was...

How do I stop this happening again?

Thanks mate. They were supported on a pier but they've been cut back because of other work I'm having done.
