    Expansion vessel checking

If it looks like it is a keeper then change the valve. If it has been wet then it will be rusty and probably not seal. Usually just a screw in schraeder tyre valve insert from Halfords.

Toilet seat replacement on back to the wall toilet

All sorted. As advised I had to get the hacksaw out on one of the brackets. The rubbers plugs had to be pushed "down and in". I fitted this.. https://www.screwfix.com/p/soft-close-toilet-seat-duraplast-white/4101k It is own brand "Cooke & Lewis" but I picked it from the reviews. Easy to fit...

View of flue on annual service and inspection

Virtually done now. Couple of screws and it can be made visible to one and all. The small piece of board around the pipe can be removed and left off if needs be.

View of flue on annual service and inspection

The RGI who will inspect it is the guy who installed it and who I always use. I will put the board back. If you are wondering why I am asking here and not asking him, I already have my answers in less time than I would have have been able to get him on the phone...his only weakness !! Thanks

View of flue on annual service and inspection

I recently removed some board and insulation in a loft so a vertical flue could be passed through a ceiling, then through the 8" or so joist space, and then upwards and out through the loft space and out through the tiled roof. I would like to put the board back and close off the joist space but...

Condensation under toilet looking like a leak?

If you put something like this http://och.co.uk/washroom/loo_blue_biodegradable_50g_12_pack in the cistern then next time you wipe up the water, with a white paper towel, you'll soon see if it is from the toilet or if it is condensation.

Flat - inconsistently smelly sink, what to do?

One of these "HepvO". If you enter it in a length of pipe run you'll need an Osma adaptor on one end as the actual trap is designed to fit onto the basin. https://www.screwfix.com/p/osma-waste-valve-white-x/3962k

What type of fire for plain chimney .. after back boiler removed

It was my own in a property that I rent out. I had to remove the back boiler and fire which were on LPG to get the EPC up to a D so the property could be rented. New rules from April 2018 Heating is still LPG but from a condensing combi boiler. Electric fire was a better bet in our case with...

5/8th tap washer not 5/8ths in diameter!?

Couple of comments from the Screwfix user comments on the 5/8" washer ======= " The product looks like any other tap washer, and will no doubt do the job fine. However the sizing system seems completely bonkers! I measure the diameter of the washer that needs replacing - its 5/8" - then find...

5/8th tap washer not 5/8ths in diameter!?

Second from top right says 5/8" I think. Expensive solution though. https://www.toolstation.com/shop/Plumbing/d20/Washers+&+Fixings/sd2703/Tap+Washer+Repair+Kit+Box/p22236 See next post though, sound like you may need 3/8"

Who can fit weather management kit

C I thought that was the case if the cover was part of the combustion system e.g. was sealed to the boiler and the air was being drawn through the boiler. So the rule above would apply to some boilers and not others. Is that not the situation ?

Does combi have minimum mains pressure requirement

OK thanks. New EPC gives the property an F28, slightly worse than before. Replacing Baxi BBU and fire with condensing LPG combi and electric fire would take EPC to E42. Couple of points to be gained with attention to some insulation in ceiling void over lounge (single storey property), next step...

    Tiger loop self priming

Elderly neighbour ran out of oil. Delivery has just been made. I believe she has a tiger loop as there is a glass device showing oil at the back door. Should this 'sort itself out' if we try and light the boiler or will I need to loosen oil lines etc. Thanks

Does combi have minimum mains pressure requirement

Yes it is a Baxi Bermuda but is on LPG which I think makes the difference. The property is fully insulated with UPVC double glazed windows but has solid floors. Also has room stat and TRV's. Here are a couple of screenshots of the EPC from 2013 and the recommendations. The EPC is being re-done...
