I was thinking the same - how you going to prevent water coming down your way some 0.5m to 1m below soil across the width or length of your garden? How much is this roughly going to cost you to get sorted?

Are you sure BC can sign off on electrics? Since when do they come around and start testing everything? I'm in a similar situation except that my builder will be getting around a certified electrician to sign everything off.

Correct, it is for building regs. I just mention PD because it's not subject to a planning application.

Does the max 30m2 outbuilding under PD refer to internal sizes or should I include external wall to external wall ie inclusive of cavity in the overall 30m2 calculation?
