new house - front door lock

UPVC door with central locking and top/bottom bolts. The central bolt on the front door engages, but not the top and bottom bolts. And the key turns without resistance several times. Door/window repair bod has said: "It sounds like it could be an issue with the locking mechanism. If it...

    Fluorescent tube replacement

Thanks. As always interesting debate. Can anyone link to an appropriate LED with price Vs an appropriate Fluorescent with price? starter? Where and how?

    Fluorescent tube replacement

Utility room has a 4 ft tube that is taking longer and longer to get started. Do I need a new tube or a new 'starter' (whatever that is) as per the leaflet? Can't find a 'Ring' online - can I use any 4 ft tube?

Thanks. Think I might get my plumber round. Don't like giving up but know my limitations...!

    dripping feed to cistern

sorry to be slow but... which bit is the 'valve' that needs holding? If it's the section to the right (where the plastic water inlet was), then turning the nut on its left anti-clockwise will just tighten the twoparts together. Or am I turning it the wrong way.....? Replacing it is the idea -...

    dripping feed to cistern

Thanks. Have disconnected the ball and removed the plastic water inlet to get access/space to the connections. I can turn the whole unit now but it just turns- does not unscrew..... Do I need to disconnect where the pipe comes through the side of the cistern (I'd rather not!)?

    dripping feed to cistern

My loo cistern has suddenly decided to drip from the feed pipe and cause the overflow to drip. The ballcock could be adjusted but for the build up of limescale (see photo) but I suspect it might be the other end that's the problem - ie is there a washer or something that closes off the entry...

Flat roof replacement: cost and material comments

The house is in a mews where all the houses have flat roofs. Company 1 recommnds Triflex (2 quotes with/without insulation depending what they find). Company 2 recommends fibre glass. Pros and cons of materials? Prices realistic? COMPANY 1 Quotation option 1 (Cold roof) Price includes...

buying house - 22 year old boiler

Thanks all. Semi-detached. At this stage a) not yet bought b) boiler is still working and c) I'm not looking to renegotiate price. Just want an idea of how complex, disruptive and/or costly an upgade could be. I could of course pay an engineer to inspect and quote but it's pretty self-evident...

buying house - 22 year old boiler

traditional boiler in airing cupboard with hot water cylinder (+immersion). It seems to work fine but I imagine it will need replacing at some point. My concern is the location. Airing cupboard is internal - no outside wall. I imagine it would have to be a new condensing boiler? So Qs are * is...

gas safety report and smoke alarm

When doing a gas safety inspection on a let property for the landlord, do/should the engineer test presence and working of smoke alarm(s)? What would the absence of a working smoke alarm result in so far as the GSR is concerned?

    Half cold rad

Yes bled - and hot at top. Sorry - must be 8mm. It's tiny! I thought you could only bleed a system on a circuit? I Will give that a try on boxing day.

    Half cold rad

My rads are relatively modern but the pipework is ancient 9mm. Each rad is supplied by individual flow/return pipes rather than off a circuit. There's a massive manifold in the airing cupboard with pipes galore coming off it. The living room rad is the furthest away, and never really heats up...

If leaving a property empty for a period of time, with heating off, what is a sensible minimum temp to set the room thermostat at to switch on the heating and protect against freezing pipes etc?

    gas pipe size

Do all modern boilers require 22mm gas supply pipes, or are there (combi) boilers that can be fitted without lifting all the floorboards to replace the existing 18mm pipes?
