    Nice job and thanks for the reply master. The pics are very helpful Is the toilet frame just bolted to the floor boards or does the fixing go right through in to the joist. Also did you tie the top into a ceiling joist or something similar?

    First floor, outlet leaves the building through a wall to an external branch that goes to a shared vertical stack. Above and below occupants report no problem.     Chimney flashing-sealant or repoint

    Not sure which bit are you referring to? The corner on the left hand side of the flashing where the two sections of lead don't quite overlap fully? Not had any problems since I've been here but will correct it if it needs doing to future proof it. Ok to use lead sealant then? Cheers
