    Exactly so in your opinion shouldn't the edge of the gutter and wall be sealed to stop any water from running off the garage roof into that gap? Suppose I mean if the gap was at least smaller there's less chance of any run off going in there

    Okay rain has landed so good time to update. I added some gutter sealant to the bottom edge of the soffit where it meets the wall, hoping this would fix the issue.     Thanks yeah Mapei 2kg seems good. It states water repellant (more for drips). Is this OK compared the mapei premixed tub which says fully water resistant? https://www.diy.com/departments/flexible-white-grout-2-5kg/38157_BQ.prd

    I haven't sealed anything yet as hoping shaping the edge of the lead back to the gutter might help. If ppl here think it needs other work please let me know.     Presume you mean the inside edge of the guttering then? Will add something to that. The lead is going to gutter (had to reshape the end of it slightly as was going back on itself)

    Taken a couple pictures of the gutter area. Not entirely sure what I'm looking at but there are gaps I'm happy to seal if people tell me they need sealing! Fyi downpipe for the gutter is on the other side of the garage

    Thanks I was a bit concerned when reading that power based grouts are not waterproof but it would make no sense being the case for shower grouts.. As you can see I only need a smallish amount for grouting in-between the tiles. What would you go for as I will get some tomorrow. Thanks again

    Can you please let me know why tub based ready mixed waterproof grout is a bad idea? The mapei fix and grout has v good reviews and seems to fit the bill? My plan is to scrape away a few mm off the existing grout then go over it with this

    yeah seems to be below and around the edge of the guttering. Gaps etc so rain is getting through. Flow seems OK though, so maybe just poor lazy workmanship when the guttering got replaced

    It also occurs on the front garage wall. Does dry out so I'm thinking rain related but hope it's not causing any issues

    just looked and the title definitely shows the alleyway up to where the garage starts is ours. From what I am reading online, we would just need to ask the neighbour if they are OK with us attaching anything to garage. . Or yes a standalone unit is the next option

    thanks - their house is actually just around the corner so the garage is end of their garden. Our garage is other side of our house with a side gate to the side of it. I will triple check the boundairues but our fencing does down to the side and stops flush inline with their garage completing...
