it'd check cylinder stat or MV (esp if 2 port) gas_man_gaz: why do you suggest header tank if gravity H/W? CH is also fed from this tank and it seems only HW is the fault?

if the spindle was that stiff then the lever would not move over anyway..... replace the whole valve but makre sure your system water is ok...check your header tank.

Just a quickie - when a boiler says it has a heat input (or output) of say 18-21 KW ... what does this mean... is it the amount of gas it uses ????

so the screw has come out of the top of the tap head, and the tap won't pull off?? - try loosening the limescale with a small flat headed screwdriver or squiet wd40 on it and let it soak in. f no joy, maybe new taps would be your best bet...

Just make sure the aav is installed on the stack HIGHER than the spillover level of the highest appliance (ie the basthroom basin) Didn't know external ones were now available! The older ones were only allowed to be installed indoors as the internal working parts would seize up outside...

as seco services says - if you turn the boiler stat on the boiler down to 0 (off) and the boiler stays on (as long as the programmer is on for h/w or htg) then this will prove that the boiler stat is faulty (STUCK SHUT) and thus the temperature getting up to about 100 degrees C and pumping over...

have you got the boiler manual? if so.... give it to the engineer/plumber and he can then diagnose the fault properley anway
