Pitch roof extn - vent above or below membrane?

Thanks which class of membranes? The 1st roofer said ventilate above the membrane because the condensation forms on the underside of the roof tile and drops back onto the membrane. The 2nd roofer said to ventilate under the membrane because it was in the cold space so condensation would form...

Pitch roof extn - vent above or below membrane?

Building a single storey kitchen extension and getting close to putting the membrane on the rafters. I am putting 1.5m strip vents over the fascias and will be using felt support trays. Do I route the ventilation above or below the membrane? I have asked 2 roofers and got 2 different answers.

    Fireplace lintel

I'd like to put a large wooden beam across my 1930's fireplace and open it up for a stove exactly like this: The overall span of the chimney breast is 5ft and I assume it is single skin brickwork. Would I need to put an angle iron or reinforced concrete lintel above the beam to take the...

    18.7 deg pitch roof

OK thanks, I can see that now, in that case I'll cut a bigger Birdsmouth, say 50%, and use hangers to assist with supporting the weight. I live by the coast, so it can be windy. Should I nail all the tiles down or every other row ? Also, I noticed that on a neighbours newly built tiled pitch...

    18.7 deg pitch roof

    I don't understand, why?

    18.7 deg pitch roof

Jontop, that's what I was thinking, and using hangers will give a sound wall plate connection. I'll have a look at the headroom and see how much it will affect it thanks

    18.7 deg pitch roof

Yes it's only 3m long so rafter length is about 3.5m

    18.7 deg pitch roof

I am building a small extension to my house and now have the Pole and Wall plates in position. I have temporarily dropped a Rafter on and the Pitch is 18.7 deg according to the App on my phone. I will be using a smooth Marley Modern or similar tile which are OK down to 17.5 deg with 100mm...

Fitting a full width Universal Column

In case it's useful for anyone else doing this, we lifted the beam in position just using manpower. We set up scaffolds on both outside corners of the extension and using 9 men we gradually lifted it up end-by-end till it was near the top then lifted it over the wall and into position resting...

    Condron Roof Tiles

I am trying to decide which concrete roof tile to fit on my extension. I need a flat tile as the pitch on my new extn is about 18.5% so I first thought of Marley Modern Old English Dark Red, then a friend said he used a Russell Grampian tile on his extn as they were cheaper but my local...

Bolting a Wall Plate to Brickwork for Rafters

Are these any good for fixing the Pole plate to the wall ? http://www.toolstation.com/shop/Screws+%26+Fixings/d90/Shield+Anchors/sd2792/Fischer+Sleeve+Anchor+FSA/p11582

Fitting a full width Universal Column

That is an excellent idea and yes very do-able. Thanks for suggesting it :)

Fitting a full width Universal Column

My Struct Engineer has spec'd a 5900mm long 203 x 203 x 60 UC running widthways across my extension. I am concerned that because of it's weight, 360 Kg+ it's going to be difficult to manoeuvre from the front to the back of the house. I'm anticipating using a Genie lift once it needs lifting up...

Bolting a Wall Plate to Brickwork for Rafters

Thanks lads, all very useful stuff. I've read that some builders put DPC between the pitching plate and the wall, is that standard ? The rear wall will need 2 Pitching plates because the existing kitchen sticks out 900mm from the Lounge wall. Although I have calculated where the lower plate...

Bolting a Wall Plate to Brickwork for Rafters

Thanks, I'll do it that way too. What depth of Birdsmouth should I cut ? I have read it should be no more than 33% of the rafter depth, so that would be 50mm for a 150mm rafter, although I have seen them much deeper, presumably when they have been struggling to get the right roof pitch.

Bolting a Wall Plate to Brickwork for Rafters

What type of fixing should I use to bolt a 150x50 wall plate to brickwork to hang single storey pitched roof Rafters off ? Would 100mm long be OK ? Screwfix have Wall Bolts and Anchors, they look similar but possibly different uses ? I was thinking of using the Bolt type that I could ratchet...

    Propping cavity wall

Yes, you're right. I was just trying to keep the units in place and usable as long as possible as one of them is the sink. Same with the bath, it runs along that wall so will probably have to come out to allow the needles through unless there is space under / at the side of it. But as you said...

    Propping cavity wall

I am extending the downstairs galley kitchen and going to be installing a UB to support the cavity bricks. I'd like the beam to be snug up to the kitchen ceiling so there is very little downstand. Normally upstairs floor joists run perpendicular to the wall to be removed but on my house the...

    uPVC Fascia vents

I am going to replace the wooden fascias with uPVC and put new gutters up at the same time. The fascias are 125mm wide and flush with the house wall. There are no Soffits. Should I put some form of vents in the fascias? I can't see any existing ventilation holes, presumably they are relying...

Pad Foundation under corner of House ?

Yes I think you're right the BCO meant underpinning although she called it a Pad foundation. I asked the SE and he will tell me what, if any, additional foundation supports are required when he does his report. But as I said above I am jumping the gun here and just asking how you would go about...
