What order would you do things in?

The old cottage I'm buying needs the chimney checking and a fireplace opened up (if possible) for a new multi fuel stove. A new kitchen Extra electric sockets and re-siting of the cooker point A different hot water system (currently electric instant hot water heaters). There is no...

    Instant hot water taps.

Sorry not sure if this should be in electrics or plumbing. I'm buying a cottage which has no water heating system other than those old fashioned electric instant water heaters so looking at alternatives. There is no gas in the village so a costly oil fired installation or electric are the only...

Mutifuel stove, chimney sweeping and chimneys!

A soot door? Don't think so but I'll check! I've fired off various questions to the absentee owner - a semi retired vicar (I'm hoping this means he is at least honest) plus we are meeting up after his Easter services!! Actually I'm pricing up replacement stoves anyway. So would remove the...

Mutifuel stove, chimney sweeping and chimneys!

Hello folks I'm buying a cottage with a Parkray multifuel stove in the lounge - not a pretty Parkray but one with an ugly 60s look. It connects via a horizontal pipe/flue straight into the wall - there is no chimney breast just a tiled splashback as ugly as the stove. However there is a proper...

    To rewire or not?

Thanks folks - yes rough diamond is what this cottage is (I will be posting shortly about the fireplace) but at least I am hopefully getting it at a price to reflect the work needed. Maybe I should invite you all to a DIY house party ha ha. I could do with an electrician, a builder, a...

    To rewire or not?

I am in the process of buying a 17th century cottage. The absentee owners have had it for 25 years (I believe it was inherited from parents) and have used it as a personal holiday cottage. The fittings are all modern and there is a modern shower room built onto the ground floor but I know they...

Permission for creating parking/pull in in front of house?

The lane is not gated. It just opens out onto the road.

Permission for creating parking/pull in in front of house?

Hi all I'm thinking of buying a cottage which has no off road parking. There is a courtyard to the front bounded by a rough 3 foot stone wall which belongs to the cottage. If I take down part of the wall I could create a pull in for the car. Access would not be from the main road but from an...

    House sale septic tank enquiries

It's 10 years since I bought or sold a property but I moved frequently before that. I don't remember it being half as stressful. Goes off in search of New Years Eve port and to beat head against wall.....

    House sale septic tank enquiries

We all have a right of access stipulated in our Deeds. Can't remember whether the words wayleave or easement were used - my solicitor has the Deeds. Will check this out thank you. The problem is the buyer's solicitor seems to want to see an actual access route/right of way marked on the plans...

    Scumbags.com

When I was a sheltered housing warden one of my tenants was getting into a taxi in Halifax, West Yorkshire when she left her bag with several hundred pounds along with Christmas presents on the pavement. There was ID but finders keepers eh? Utter scum.

    Solicitors house purchase enquiries

Thank you everyone for taking the time to respond on New Years Eve. It was actually quite worrying to receive a whole extra bunch of questions on New years Eve prior to Exchange next week (maybe) I hope you all have a great New Year!

    House sale septic tank enquiries

No changes. Legal right of access is stipulated in the deeds but there isn't a set route and it hasn't been a problem since the tank was first built.. Insurance surely won't change that and I just think they are being picky. :(

    House sale septic tank enquiries

On the point of contract exchange and we have received yet more queries from the purchaser's solicitor. I live in tiny hamlet with a communal septic tank in an adjoining field which is owned by the local farmer. The deeds show right of access for maintenance and repair subject to making good...

    Solicitors house purchase enquiries

Just a step away from contract exchange and my purchasers' solicitor is requiring to see evidence that work done to my house meets with building regs and/or planning permission. This includes the porch which was here before I moved in 10 years ago. I have no idea when it was built and as far as...

    Land dispute

Ha ha. As that man later went to prison for clobbering his wife I would say it was the better of the two options though.
