Oh right, Fair enough then. Wont be doing that. Iv been in touch with an architect today, really helpfull. He has advised a private inspector. Obvioudly this is optional but he sold it go me as he is more helpful and there for me rather than council. He give me the run though on fees and what...

    planning on a new extension

Thanks leofric. So its probably best to start getting all these things sorted first. And do they expire? I guess regs just get updated. Also with full plans submission, am i more likley for it all to be accepted?

    planning on a new extension

Hey folks So i recently posted about knocking a wall into our esiting extension, sized around 2.5 x 2.5m on the rear of the house. This idea has not been scrapped. i have looked into if it is cost effective to bring the extension up to specs with new roof, windows etc but since found out...

    Planning on knocking through.

Well this has cleared loads up for me. I will give them a call then and talk it over. Woody, hopefully i understood what you meant by pushing it up, as i understand it below What ever is fitted, it will have to be below ceiling level i believe because the floor joists are bearing onto the...

    Planning on knocking through.

Thanks both. Sorry guys firing more q's Once i give the notice to bc, do they tell me if they require calcs? Or do i ask before notice? I seen an old post by woody that said in some cases they dont need beam design calcs. Is this dependent on location/office? And IF they dont require, is it a...

    Planning on knocking through.

Hi woody. I suspected that to be the case. So how it seems is that, bc inspector will check plans for steels, pass off, planned visits etc once in place and wont be bothered as to why i am doing it. Only real impact i guess would be upon sale if i ever sold it. And given the steels will be...

    Planning on knocking through.

Thanks for your reply. So that would be why i could not find it. All i could find was the notification for cavity insulation. I think thats my fear. I dont know how it works regards to bregs back then. My thought was permitted development would of just meant they couldnt be refused to build...

    Planning on knocking through.

Hi guys. Seeking a little advice on what we plan to do this year. We have an extension on the rear of the house, built niceley, decent brickwork to look at and was built in 1990. Its cavity wall with no insulation. At the moment its built onto the house with a upvc back door to go into it...

    Shower trays

Sorry guys. Can i jump in on this thread rather than starting another. I am also looking at enclosure/trays and i am a little undecided. I am looking at the coram optima 900x900 with a coram easyplumb base. I believe it to be the coratech range. These have "upstands" to help stop water leaks...

    Ch pipe lagging. Wrap?

Just a report back. Bought the wrap. Covered the flow and return individually, then wrapped them both together with another layer. Cabled tied it up. Well worth it. Can hold my hands on the pipes now. Just warm to the touch. Before it would of took my skin off! Gotta be saving some heat in the...

    Ch pipe lagging. Wrap?

Hi guys. Looking to put some insulation over the 22mm main flow and return to my combi boiler in the floor void. I have lagged all the 15mm pipe runs with 13mm wall poly pipe insulation but i cannot get the same type of insulation to go over the main run. The problem is the pipes are seated...

    Can this be cut flat.

Thanks for that. Fully agreed no cutting will be done without being sure. Heres some more pics. Theres definitly no nails. The only nail i can see is pinned into the top edge of the bull nose on the top step edge. Sorry dont know correct terms. The wall was put up by council at some point it...

    Can this be cut flat.

Thanks for the replys guys. I will take another look today see if its pinned but i dont remember seeing anything. I know that top bit for the most part is not sitting on the floor thats why i took the picture of the knife under it. Theres a 3mm gap but it does rest by the bullnose of the step...

    Can this be cut flat.

Hi guys Doing some finishing bits to my stair case before plastering. Planning on oak chamfered posts with stainless top rail and a oak base rail. The oak will be painted white. Trying to avoid pine. Got a couple questions just to keep me on track. So there used to be a wall that has been took...

How to get old planning permission?

Right, i have anogher question! Theres a possibility the old extension might have been built over drainage. A very good chance! If planning permission was previously applied and approved, even though it was in the 90's would there have been a "build over" agreement applied for then? I could be...

How to get old planning permission?

I think the later woody, wider would be ideal and then that dont leave much left by the time french doors are fitted etc. Plus the floor u-value. At least i can do the demolition part myself. I will look into the drainage next. See what we are up against.

How to get old planning permission?

Thanks mate, as its small anyway i dont think its worth trying to salvage, seems more hassle than its worth. Either going to have to live with it or be done with it!

How to get old planning permission?

Thought someone was going to say that! Wasn't relying on there being much info to hand. Not sure how this all works. Drainage was my next question but you have advised to just dig. I guess its also going to have to meet the current regs on u-values too? If thats the case i might as well pull...
