    Its an old brick built septic tank, doesn't out flow to a watercourse/ditch so meets the regs. Theres 3 pipes going to this chamber but will have a look anyway, its a plastic chamber so probably not that old.

    Hi, it doesn't block up, but I can see the standing water in the chamber but the chamber at the head of the septic tank is dry, I have rodded but its not blocked. I am thinking of digging out the other pipe run towards the house so I can lift the chamber up.

    @lo its flags over the whole lot, with two chambers - so sounds like the ones you have built previous. Yes it is old but doesn't output into a stream/ditch so compliant with 2020 regs (despite what I am being told by salesmen of waste water treatment plants)

    Hi, yes its more than 3m so I will drop into 110mm as it goes underground (this is all external grassed area) and go around to join up the stub-stack. For the open vent I was intending to install the stub-stack with an AAV (sited behind the toilet)

    Hi, yes it has been Tee’d off the cistern’s feed pipe, probably when the house was extended. I’m not too happy about the smaller diameter so for price of it may change that out for 28mm until final 10cm

    I removed the shower yes. To confirm whether variable flow was due to the shower, but it isn’t. I’ve not checked pressure - I’ll do that, may need some form of adapter. I’m thinking if pressure is low then flow is going to be weak.

    Just an additional comment, See the thread for more info in how to resolve. In short the tap, or its innards need replacing. Not yet sure what the underlying reason for this is though.

    Yes, that is happening to my hot water tap too. I have to turn if off then on again to get some flow before it dies away again - maybe washer perhaps?
