Decking - everyone says I don't need planning permission

Thanks. Well it's been a steep and expensive learning curve having the house renovated. Lots of things I wish I had asked for at the time or been told about. It was obvious we would need something as we can't just drop out onto mud. So I wish the architect had asked us as there is a big drop in...

Decking - everyone says I don't need planning permission

Thanks, I assumed that was the case as I couldn't see any caveats that meant I didn't. I think it shows how many people go ahead and do this with a fingers crossed approach. I wish we had included it now in our original planning.

Decking - everyone says I don't need planning permission

Hi, We have built an extension and ideally I would like decking going straight out at floor level. There is drop from the sliding doors of 60cm to the ground. Looking into it, I thought under permitted development I would need a step down onto a max of 30cm height decking. I have had three...

    Flooring threshold height issue?

Thanks. I like some of the laminate but they are 8mm and above (5mm doesn't look so wood real). I have been told with the underlay it will take it over the threshold

    Flooring threshold height issue?

Hi, I had my patio doors fitted into a new extension, they were meant to leave 25mm from the concrete floor, but instead it's 13mm. This has potebtially restricted the flooring I can use as it would be higher than the threshold of new patio doors. Is there a solution to this? Something like a...

Double sealed manhole - Water company permission

How would it work then if it has to sit outside the extension? Maybe I have done the disagram incorrectly, but that is where MH2 would be relocated, so it goes around the outside.

Double sealed manhole - Water company permission

Does this help? I feel so stressed out by all of this as BC informed us all was fine and the double seal was not a problem. It was only my googling that has highlighted the issue, the greenlight was given to go ahead. I have now stopped it until a solution is in place, there is no point in...

Double sealed manhole - Water company permission

This is the proposed, sorry again if it's not great. Im not sure what my options are. Wouldit make a difference if the right side bathroom was gone, so nothing was using MH3?

Double sealed manhole - Water company permission

Thanks. M3 then goes under the house, out to the front garden drain and then the main public sewer. Its only shared with one house.

Double sealed manhole - Water company permission

Thanks @frutbunn I did a quick pic of existing, (Im no expert so I hope it makes sense). The new extension would come from back of house, so MH1 will stay in situ outside, MH2 will move and MH3 would be inside with a doubleseal (MH serves the rightside bathroom and utility). As it's shared with...

Double sealed manhole - Water company permission

Hi, Does anyone have any experience with Thames Water? Do they ever allow in any circumstances a double sealed manhole with internal access or is it just a big fat no? Two rodding access points outside Thanks

    Bifold doors - cost

Hi, We are having our extension built and I am looking at bifold doors, we have been quoted 5k (3meter width, 2.1 height). Is this amount right? I am still toying with slimline sliding doors. Thank you

Builders about to start.Slight tweak to plans

@Notch7 Thanks. Here is the plan, but it's no longer 10515mm in length, instead it's just 7140mm to increase the kitchen/diner. The depth on the plan is 2000mm approx, so it would increase to 2600mm (room 1 on the right goes out to 4000mm)

Builders about to start.Slight tweak to plans

The reason for the planning permission (as I understand it), part of the application was a change to the front of the property and the roof to add a bigger upstairs. But I cant afford to do it all at once, so just want the extension at the back done first. But he could well have fleeced me, I...

    Skirting advice please......

Thanks. I ended up getting it made bespoke as all the chamfer profiles didn't match. I thought it was the less risky option as the walls behind the skirting just seem like rubble with a gap behind.

Builders about to start.Slight tweak to plans

Hi, I live in a detached chalet bungalow and about to start work on a single story back extension. In the plans signed off by the council th architect has stated its width is approx 2meters, in actual fact it's 2.4 meters and I would like to go 3 now looking at it. There are no neighbours...

    Skirting advice please......

Thank you. I made such a mess of the other skirting when I took it off, the wall behind just crumbled away. I'm not if it was me or if the walls were just not great to begin with. But if I can be done without too much damage then I will get someone to do it for me who will make good.

    Skirting advice please......

I mean the chamfer profile detail. In the image, where it shows 40mm. This is what I asked my local supplier for and instead they delivered 25mm. Maybe they to didn't understand but they didn't ask for clarification unfortunately. They have now confirmed they don't do 40mm. I have enough of the...

    Skirting advice please......

Hi, Renovating a 1930's room, we ripped off the skirting board that was damaged ready for plastering, leaving a 4 meter length of the original skirting (under a bay) and some on one wall up to the door, as it was not damaged. I was told I could easily get to profile match. Anyway had the room...

    Extension quote. Sound fair?

Thanks. They are reputable, I was recommended by neighbours. Those are good questions, thank you. In regards to insurance is there a way to check a company online?
