    I would guarantee that by removing the ball valve, drying everything off and applying a generous application of silicone to the washer and between the washer and the bottom of the ball valve will sort the leak.

    You could always put some insulation tape around the nut and then try removing it with grips or spanner etc. This will prevent pulling metal off or rounding the nut off.

    Mira excell. cant beat them. macerators are good for the purpose intended and you can pick some up quite reasonable now. I would either buy a macerator or a pot belly pig, or post dinner scraps through student halls letter box on a friday night they eat most things. .

    Sounds like a condensing combi to me. If there is low water pressure a combi should have never been fitted. And the idea of putting a bathroom in addition to what you already have is preposterous. The hot water tap would have such a low output you may as well spit on your hands to rinse them.

    This could be the air pressure switch on the blink. The switch has to detect the fan running to initiate the ignition sequence.

    Sounds a bit ropey to me! It certainly isn't a practice that a proffesional adopts and to be honest if what you are saying is true i wonder how it ever sealed? If in doubt rip it out.

    Soil pipe and pan connector

    Removing the toilet. Isolate water supply and drain and remove cistern. Remove any screws from the pan and try to wiggle the pan out of the pan connector. I strongly doubt this will be glued. If the pan was cemented in i suggest breaking the pan with a hammer and removing it in small sections.
