    Thanks David, I know this is probably obvious but the Honeywell stat referred to in this forum has 2 Parts to it (receiver and controller) in 2 different rooms. Which part is considered the thermostat for the purpose of knowing which rad to keep the TRV off. sorry if im not making myself...

    It says it is a low level balanced flue. Boiler situated directly against outside wall and flue going directly out that wall into open space. So considering the casing in when you say 'close to' what would definetly be a safe distance to leave between flue and wooden structure?.....again many thanks

    thanks tony, I would have thought there were also but if there are they dont advertise very well. I am quite competent at researching these types of things. I will be using a local heating engineer to install and will of course seek their advise and expertise, but I prefer to source materials...

    I agree and I would too........still weighing it up........can u recomend a type of boiler not neceseraily a make and model.....but more criteria to look out for etc......i.e. condensing boiler or not?

    thanks for the thought, i certainly considered it, but it would be far from cheaper, altho defintely it would look better. less than £100 will box it in. nearer £1000 to replace, including the price of a plumber
