    Unfortunately no its not possible to lower the existing pipe work anymore as part of it runs under the front porch extension at the front so were stuck with it ss is. The land drain/french drain will have to empty into a sump and well need a sump pump in there to pump it out when it gets full.

    Ah brilliant thanks!! Doh it even has pressure relief valve written on a sticker underneath the boiler :) I think the pipe runs to the guttering outside and looking at it there appears to be a slight weeping coming from it so it looks like its a new valve time!
