    Kitchen in conservatory

A set of double "external rated" doors left open would effectively integrate it to rest of house and adding one of those replacement insulated roof systems later would help regulate temp ( or are people supposed to inform BC if they do that? Just trying to weigh up if I should go for an all out...

    Kitchen in conservatory

I know the different BC Approved Docs have different definitions of "habitable room" but is it permissible for the purposes of planning / building control to have a kitchen in a planned extension which satisfies permitted development and building control definition of a "conservatory" (size, 75%...

Building control? a nightmare or just unlucky.

I didn't think you needed BC approval for erecting/removing stud walls and similar internal rearrangements? For the wood stove can you not just install it with the twin skinned flue etc then get it signed off - then box it in later?

    PD in a NP

Always thought "cladding" was when something was mechanically fixed to a wall and render / pebbledash not cladding but I can see that doesn't hold true.

    PD in a NP

Good to know FMT - Motivates us to stay within PD rather than risk getting them involved. Are Building Control as bad? South West Water ( for build-over agreement)?

    PD in a NP

Thanks Woody. So if I build an extension and match it to the render of the rest of the house that is not cladding so no problemo. I didn't even know there was such a thing as render or pebbledash cladding!

    PD in a NP

We are in the process of buying a 60s estate bungalow that falls within Dartmoor National Park. We want to extend (or possibly just place a conservatory) to the rear. I have read the Permitted Development Guidance and will make sure the plans stay within the requirements. But there is one bit...

    Decking concerns

Expanding on Hannah 87's query, the back of the bungalow we are thinking of buying has the floor level approx 90cm above the ground as it slopes from the front. If we just constructed a decking patio at floor level on the back it would need planning permission but what if we continued the...

    Move outside door

A bungalow we are interested in is detached with a shared drive on either side. Looking from the front of the house, the shared drive to the right has a narrow access to the rear for our pedestrian access and the majority of the width for the neighbour. The side entrance is currently here and is...

    Restrictive Convenants

Thanks for the replies, I'll check out Land Registry for deeds.

    Fencing

According to the planning map the land belongs to the proposed house. I also asked the local planning office and they replied it would be unlikely to grant permission as it would "affect the open nature of the area". Seems a bit harsh but as we haven't bought the place I guess we'll just walk...

    Restrictive Convenants

This is related to my other thread re fencing. I am wondering if it is possible to find out what the convenants are on a property before making an offer and engaging a solicitor. Would the deeds available from the Land Registry website include them for example?

    Fencing

We are thinking of buying a house on a Cul de Sac of an estate. It is on a corner plot and the original fence for the rear garden runs from one corner of the house to the detached garage. There is a considerable amount of garden unfenced from this fence to the road. AFAIK we should be able dear...

    Roofing repair

Discovered a leak in the roof. Further investigation revealed damp (but not soaking) loft insulation and ceiling plaster/debris between joists in the loft around where the gable timbers meet which has spread by approx a meter. The roof felt is also ripped and torn around the gable timbers. From...

    Vaillant Ecotec Plus 937 problem

Ok - the engineer came around weds and replaced the PCB. Hopefully everything will be fine now. I agree - if there is a known fault why didn't they notify existing owners for a mod? Not good.

    Vaillant Ecotec Plus 937 problem

Thanks guys for the reset instructions. Missus now has HW again and Vaillant engineer will be out on wednesday. Agile, yes boiler was installed 8 months ago but it did not "sit in the merchants". They had no stock and had to order from Vaillant. I'm not sure when the F81 fault was diagnosed...
