    Salvaging DPM membrane

Good Morning all, So I rushed the installation of my DPM membrane to make use of some available concrete. Lesson learned.. As a result the DPM has a few messy corners & untidy folds. Generally OK on the straights. Anyway I now need to salvage the situation. Current build-up. 150mm stone +...

    Foul drain & manhole re-positioning

Jeds, Absolutely will need a build over agreement. I take on board your point of installing a bend on the left hand boundary. That is what i had in mind. However i don't understand why i would need to change the line of the outflow? The manhole position is fixed at the other side so i simply...

    Foul drain & manhole re-positioning

Morning all, Looking for some helpful advice. I've attached a pdf of our proposal (please note, the pdf is out of date and the existing house has return corners at both ends!) My question is: We need to re-locate the manhole in our garden which takes waste from both our adjacent properties...

Hip to Gable on extension planning issues

The hip to gable allowed under permitted development is only allowed in isolation. A hip to gable + extension is not covered under permitted development and planning rules apply. You will need to consult your local planning policy to see if this is allowed, which i'm sure your architect will...

    Vapour control barrier needed?

Hi All, Im currently constructing a small porch. The existing doorway/entrance Is slightly recessed into the main building. New construction will be 100mm medium dense block + 50mm cavity + 100 thermalite block. The new inner skin will continue the existing recess into the porch allowing the...

    House extension

Hi Williamglossop, In my area, recent builds which are toothed in are always single storey buildings. So I think the answer may be lightly loaded structures where the risk of long term settlement is reduced. May I ask, are you a detached or semi detached property?

    Concrete 'skirt' around 1950's house?

No problem. Yeh i thought it may be to encourage water away from sitting next to the brickwork. Also never seen the feature before either. Thanks for the input.

    Concrete 'skirt' around 1950's house?

Hi stuart45. Thanks for the response but i didn't quite understand what you meant. You mean they raised the ground level to be closer to the DPC? All the adjacent properties have a similar 'skirt' including those running further up the road.

    Concrete 'skirt' around 1950's house?

Hi all. Just a curiosity question. I have a 1952 house. Around the perimeter there is a concrete 'skirt' cast at ground level only a fraction of a brick below the lower dpc level. Any ideas of its purpose? It doesn't seem intergral to the foundations. My thoughts were it was to encourage water...

    Foundations for porch in clay

Thanks Ken. Yes firm with pockets of stiff. It's just the settlement issue I'm bit concerned with rather than Ultimate bearing capacity. Yes that's one indication. Thanks

    Foundations for porch in clay

Hi all. Started to dig the foundations for my porch over the festive period. Im currently down 500mm below existing ground level and into firm clay. Its diggable if loosened with a pick or can be 'sliced' in small sections with a spade vertically. Top of concrete will be 3 bricks below DPC so...

To pile or to pad and beam, that is the question...

I'm pretty sure the water company will not allow you to pile within 15m of their assets unless its screw piles only. I can't remember the exact requirements so may be wrong but worth checking out.

Mortar setting when freezing temperatures forecast (-1 to - 3C)

For a patch up job as you have described it would be less of a concern. The guidance i was referring to is more for new construction builds.

Mortar setting when freezing temperatures forecast (-1 to - 3C)

Yes, i believe building standards placed various precautions when air temperatures are set to be around 3degrees and below.

To pile or to pad and beam, that is the question...

If your concerned with ground movement i'm not sure how a pad resolved your situation given that a pad sits close to the formation level. Are we talking screw piles / concrete piles / stone piles? Maybe some more information would help give some context to the situation.

Removing rear wall & structural stability

Agreed. Particularly as the vertical stress would reduce the tensile stress on the mortar joint on the tension face. Actually 450 works out to roughly equal to a 665 return when you take into account the external leaf running further to accommodate for the cavity. Although a solid pier would...

Removing rear wall & structural stability

Hi Tony. The real and interesting point would be "my neighbour has removed most of their rear wall and i'd like to do the same". In that instance your permanent structural support would be subject to a higher degree of loading as a result from their gable side also! hmmm.... If we have stairs...

Removing rear wall & structural stability

Tony, thanks very much for your response. I was going to throw 1.0kN/m2 at it (ULS) as a first pass so your figure of 0.6 sounds in the right region. Thanks for the sketch showing the loaded area. So I can understand better... You take half the height of the rear extension and ground floor of...
