    You sure it’s the fan?, faulty pcbs commonly keep the pump running 24/7

    Is there a brand designed a bit longer / deeper than normal so I can cut the existing leaking microbore connection under the crushed olive and fit another valve that will seal even with no movement in the pipe?

    Cheers mate, can’t even nail the name!. Water intermittent, operates flow switch calling for water at 55 degrees but just sits at 22 and doesn’t modulate up...ok for heating if just a little slow as if a filter may be blocked somewhere

    No. Sorry. Honeywell is a better lasting valve but you need to replace complete.

    If you use zx1-c60 oil you won’t even need to strip it. 90% dry bearing rescue for me.

    You’d need to flue gas analyse the emissions to ensure safe operation following replacement. It’s definitely rgi as it’s actually rebuilding the flue

    Dan’s spot on. If it failed you would be requested to do another one when the remedial work was carried out. There is one landlord inspection a year with advice issued where required.

    To be fair if your fan speed test was in the acceptable range there is no need to clean out the heat exchanger.
