Yeah annoyingly I cant fix any of that, its alot better than it was, but to do it properly would cost thousands and next door have also said they dont want there drive disturbed so its very complicated. (Shared downpipe/ drain).

For anyone doing this the advice i would give is I make a wetter mix and super soak and concrete, the concrete was sucking the moisture out of the mortar even after soaking wet.

Dont mist coat over the gardz, I think youd risk rubbing the gardz off. I just painted directly over mine and hasnt peeled. Mine was over wallpaper.

Theres too many variables with it, loads of wholes in lead / entry points so I Had a quote last week for a full rebuild as well as adding a chimney pot and cowel to the roof with some repointing and brick replacement. For 1400 think that sounds pretty good? What do you guys think?

I have a chunk of slate comming for my hearth, 30mm thick, I'm setting it above the laminate so I created a concrete bed around 2cm, so the boards will slide under to create a nice finish.
But I'm not sure what to use to stick it down, I want about 5mm, I was thinking flexible tile...

As the blue bits was painted wallpaper I thought it wouldnt need to be primed. So I was just going to use the cheap trade paint to build layers...

Gardz dries clear, not sure what you mean. I also used gardz on the upper wall next to door and it didnt help with the colour coverage. What pile roller would you recommend? I'll try another patch with gardz.
