    The house that Huw built....

Your right, but it will still be a 1.8m by 3m room, which as a 4th bedroom is not bad. Could then rob a little room from the bottom left bedroom for a en-suit to the master - would be tight though & no where near soil stack. Would still have 2 really good sized doubles and 2 reasonable kids...

    Floor tiles and heating

Hi I'm doing a full project on the ground floor with all new floors. The wife wants tiles in the kitchen, hall ways and bathroom. They will be laid on floorboards sitting on joists with 100mm rockwool insulation in between. Would you recomend under floor heating for the tiled areas? I could...

Need solution for gap when fitting smaller skirting to walls

Is it a suspended floor - joists 'n' stuff? If so, then the dpc will be below the bottom of the joists. Never known a dpc to be above the flooring, but i'm not that experienced in these matters.

    The house that Huw built....

Or this one :) All the lower floor under the floor joists is now spotless - could eat my dinner off it (but i wont...) Just doing lots of prep work for the builders - removing plumbing/skirting boards/electrics, etc. I'd rather they just cracked on with the stuff i can't do than wasting...

    The house that Huw built....

Interesting point ColJack. One of the reasons we have settled on the front door being at the side of the property is that in time we could move the stairs, but not to where you are suggesting. They could go in RH reception room (as you look at the plan) starting about 1.5m inside the...

    Boiler efficiency question

I'm picking up a 'slight undertone' to the thread that this is probably not worth the effort..... Cheers

    The house that Huw built....

Thanks ColJack - i have edited it out. I understand what you ar saying about the front door & the wife & i are constantly having a 'think' about that. There are pros and cons for each. I think that it is nice to come into a hallway that access' a couple of main rooms, but that said it would...

    Boiler efficiency question

That's not strictly correct Tickly. The house is designed to be heated from the inside & keep that heat in - insulation. With a sufficiently long pipe in the house (heat exchanger principal) it would mean that the water heater inlet temp would be higher meaning that the boiler would not have to...

    Boiler efficiency question

Hi all I need to replace my lead pipes into my property with plastic. When i do this, i could replace like for like, but with the amount of other work i am doing i can make some changes. The current pipe runs under the floor in the void where it is cold, so in the winter when the boiler is...

    The house that Huw built....

Well nearly. Its actually 2 flats at the mo. Both 2 beds, and the lower one has a conservatory. I've been on this site for a good few years, mostly viewing, and occasionally asking - a lot of good advice on here, so i thought it would be a good place to record my efforts. Let me...

Ball park figure for planning application??

Change of use as well. I took this off in the total, so mine was actually ~£1700 all in. Then building regs decided they wanted another £200! I fought that & won. Regardless of the exact amount that all the fees will cost you, it is not cheap, so don't think allocating £500 will cover it!

Ball park figure for planning application??

Expect to pay around £1500 in fees for planning, regs, drawings and structural calcs. I've just been through this & had planning through....... Not cheap. I have no idea what planning charge for as they did no more than 4 hours work for the £335 i paid them.

Drawing own plans for an extension

I did my own for planning and it has just been accepted. Building regs drawings are a whole different ball game though. You need to understand the regs and what you can & can't do. I'm glad i got someone else to do mine as i just didn't have the time to mess about. Good luck though if you go...

    Window regulations for egress

Yes - 1930's victorian. Ground floor seems fine. 1st floor is the issue. Is the only issue with teh 800mm that the glass below this level has to be toughened? Is this not for patio type doors? What about the cill level for escape? My building regs are in & it is them that has asked if I...

    Proposed extension

Go through the Planning Portal on line, but you will need a drawing of what is current and planned in a scaled submitable format, a scaled area plan. I needed to do an access statement (flood risk), etc...... Get in there and take some measurements and plan what you want. Draw it if you can...

    Window regulations for egress

Can any one give me the 'low down'?? I know that the clear opening must be a minimum of 450mm in both directions, 0.33msq in total. But I understand the cill needs to be 800-1100mm from floor level. I can understand the 1100mm max bit, but don't get the min of 800mm??? You guessed - my...
