I've run a 10mm cable to the consumer unit and I'm wondering, would a 10.8 KW cooker run ok on that? Or does the cooker I get have to be exactly 10KW, or less...

    The pipes haven't moved in decades, they're the original lead ones. Possibly there's a leak I spose, but I don't think so. You could be right though, but they're buried in the walls and I can't see any signs of water damage anywhere. It's weird because it's only started about a month ago.

    It's earth for about 6" under the floor in the hall and then about a foot of concrete. RE: Outside trench, as you can see hopefully from the pics, at 750mm depth - there is soft clay layer, so it would be relatively easy to dig through that. It just means making the trench bigger to give me room...
