    Drainage plan for extension

Thanks for the replies. If the SVP is moved to the side and routed to the manhole on the left does that make the underground pipe bend too sharp? It looks like it would have to go through a tight bend at the manhole.

    Drainage plan for extension

Hi, I'm trying to self plan a rear extension to our semi-detached house, and hoping someone could give some feedback on my drainage plan. Currently the rain water pipe (RWP), and soil vent pipe (SVP) connect to a manhole at the rear of the property. This is a private drain, that then runs into...

    Soil pipe across wall

Yes it does look terrible doesn’t it! Currently there is a manhole in the patio outside this wall which would be covered by the new extension floor. I understand that internal manholes can be an issue? We are however at the start of a drain run so the part that all these pipes lead to is a...

    Soil pipe across wall

I’m really hoping to avoid taking the pipes out sideways as it would involve a lot of work in the fairly new bathrooms on the 1st and loft floor. Perhaps it is better to have the extension less open plan and leave the soil pipes where they are? That would mean they enter the ground inside the...

    Soil pipe across wall

I'm not sure if this changes anything, but there is another bathroom above that one which also drains the toilet/shower/sink into that same stack?

    Soil pipe across wall

Hi, we currently have a vertical soil vent pipe. It is in the way of where we would like to build a rear extension. I’m hoping someone could offer some guidance here as without moving this pipe we’d be unable to open up the rear of the house. Is it likely to be acceptable to remove the bottom...

    Re-mortared verge had cracked

Would a product like “Soudal Trade Roof & Gutter Sealant 290ml Black” be ok for filling the cracks? (as a DIY quick fix) And perhaps using some Bostik pre-mixed mortar powder to replace the crumbled parts?

    Re-mortared verge had cracked

The roofer says that it was a 3 sand to 1 cement mix. From a quick search that sounds like the correct ratio?

    Re-mortared verge had cracked

Thanks for those replies. Is there any way to fix this without removing all the mortar and starting again? Am I right I’m thinking that the mortar should remain firmly bonded to the under cloak for a large number of years? It has separated along the length of the under cloak.

    Re-mortared verge had cracked

I’ve checked the historic weather details, and during the day there was a high of 14 Celsius, and overnight a low of 11 Celsius. It was a mix of sun and cloud on the day the work was done, and the day after.

    Re-mortared verge had cracked

We had our verge mortar replaced one month ago. The roofer took off all the tiles, replaced the under cloak, and then put new mortar down and replaced the tiles. Would anyone have any ideas of what went wrong? The mortar has come away from the under cloak along its full length, and a few...

How to spec out scaffolding requirements

Hi John, thanks for the tips!

How to spec out scaffolding requirements

I'm thinking of doing some work on the gable wall of our house and would need scaffolding installed. Set back ~30cm (is that gap allowed?), from the part of the wall to be worked on. This would be to allow some repairs to cracks in the render of the wall, some repainting, and then installation...

Penetrating rain through gable wall - will this work?

Here’s a photo of the gable end. The interior photos are from the 1st floor (the floor below the loft floor) - the water ingress is on the other side of where I applied the bright white Dulux Weathershield paint. But I’m wondering if water is getting in through the big cracks in the gable and...

Penetrating rain through gable wall - will this work?

Yes blockwork outer skin, studwork, and plasterboard. I’d believe there is insulation in there too, but as the walls are sealed up I can’t see what is inside. The loft seems warm enough! The interior damp has been slowly appearing for the last 2-3 years. I’m attaching a few photos - it would...

Penetrating rain through gable wall - will this work?

On the other side in the loft room the wall is made of plasterboard. The loft was only constructed about 5 years ago (before we moved in) so I’m hoping there is insulation between the plasterboard and the block work wall as well. It did have building control approval so should be a standard...

Penetrating rain through gable wall - will this work?

Hi all, We are getting penetrating rain coming in through our gable wall. The gable is made of block work added for a hip to gable loft extension, with a very thin concrete render over the top. There is some cracking visible as seen in the photo. We are thinking of the following solution: 1...

    Use unmarked drain for extension

Thanks all for the advice. Getting the CCTV survey and verifying that the unmarked pipe does indeed connect to the main combined sewer is what we’ll go ahead with

    Use unmarked drain for extension

Hello, Hoping someone might be able to help with our drain connection idea. We currently have a private drain that passes behind our house over to our neighbours garden that is marked on the Thames Water plans. From our neighbours garden it then goes into the main sewer. We'd like to do a rear...
