    Hey, it worked. magic. On your 3rd point, would it be ok then to drill a 20mm hole in the top of a drain pipe and use it to stick drain rods down to stab at the problem? I'd have to just use the rod with no attachments, otherwise risk a larger hole.

    My old gaff had a boxed in soil pipe running 4 metres, starting 6" off the ground, sloping to ground level where it left the house. Never had any problems in the 2 years I was there. 'not much of a slope' is my answer! BTW, I didn't know this, but a soil pipe does not actually contain soil...

    Thanks fo all the advice!! Probably is a bit dangerous. I could always cut the tree from ground level. Theres about 2 square miles of woodland, 1 tree isnt going to be missed.
