    That sounds like it possible that it can be worked around v's replaced the whole soil stack. My main fear was having to run a new soil stack and having to repipe my just finished bathroom. Thanks everyone :D

    I dont know about the footing been correct yet as ive only just started digging, to find the mass of pipework. I have been digging to the spec given by my architect then seen as i found clay so soon i was confident that 750mm would be deep enough (hit clay about 200mm down)

    From what you say, the ch valve doesnt sound like its fully opening on demand so therefore not making the end swtich and firing the boiler. Could be a head swap or maybe head and body depends on make.

    Ive just seen your edit re permission. I thought this but a "mate" told me that yorkshire water has no changed the rules. If the drain is within you property then all repair costs are down to the house owner.

    Is say 45 mins but depends if pumped hw or gravity. Have to checked the hw stat to see what its set at? Also have you checked the boiler stat? If its gravity hw it will have an impact on hw temp.

    Steve radiators can rust from the inside this is the case when chemicals have not been added to water when any work done. Id love to see a picture of a radiator fitted upside down. When you get the rad swapped for a towel rail make sure they add inhibitor in.
