Grp flat roof ponding - SLC?

hi Had an extension built last year, however discovered that due to ponding, the roof is getting green much and growth where the water is. I believe the reason is the builders put in furring that are too short, 100mm to 0mm across 4 meters in a 5.5m roof. It was assumed the water would run...

    Fried Downlights - Condensation?

What do you mean? The lights did blow last week during rain. But discounted any leaks as it was dry in the void and water was only inside the light and not around its casing.

    Fried Downlights - Condensation?

Ok, so I’ve taped up the vents. And put the new light in. Been about 2 days, and hasn’t blown yet. I wonder if the vent caused a breeze which made the lights cold, resulting in loads of condensation forming on then lights.

    Fried Downlights - Condensation?

Yeh I don’t think my lights are part c compliant. They seem to be a crappy China import. However seems BCO or Electricians don’t look that in-depth into LED lights, as mine have been signed off by both.

    Fried Downlights - Condensation?

Good plan! Will give that a try. Got 2 more spare leds to fry. I don’t see anything about downlighters on part c? In terms of the roof, I believe appropriate measures have been taken to resist moisture? I.e vapour barrier? I’ve added a picture of the inside of the LED. In one day the circuit...

    Fried Downlights - Condensation?

Uh long story, there was a mistake with the size of the windows and the height of the ceiling. Essentially the ceiling had to be lowered slightly by 50mm so that it can line up with the rest of the open plan ground floor. The windows however have already been sized and fitted. Essentially the...

    Fried Downlights - Condensation?

I think you are right. The metal casing on the LEDs is cold and thus causing condensation. Unfortunately I had to scour the net to find these low profile downlighters, due to the lack of ceiling void. It’s a single story extension so does not need to be fire rated. The plasterboard is just...

    Fried Downlights - Condensation?

Is your suggestion that underfloor heating could be part of the problem with condensation? And a possible remediation to install rads?

    Fried Downlights - Condensation?

Only the plasterboard layer. I specifically asked the plaster not to pierce the vapour barrier when cutting the hold out. I did see some grazes on the barrier which I taped up with Tyvek tape before led lights were installed. The lights are only 25mm deep so fit snuggly in the plasterboard and...

    Fried Downlights - Condensation?

The roof is a hybrid flat roof. Grp on top -> osb deck -> 50mm celotex -> roof deck -> joists with 100-200mm of rockwool and 50mm celotex sandwiching the rockwool (essentially all voids filled with insulation) -> Tyvek airguard vapour barrier -> 30mm battons -> plasterboard. I checked the...

    Fried Downlights - Condensation?

Hi All Just had 16 LED downlights fitted in a new kitchen extension. However 2 have fried within the space of 2 months. On pulling them out, I noticed that the diffuser/lens has a ring of water around it. I also noticed at the very top of the LED downlight, there is some cardboard/paper...

    Exterior cornice?

Do you happen to have any pictures of a hidden box gutter and how you integrate this with a box gutter and hopper? Also, do you ‘need’ to put coping stone on top of these? I’m being asked by the BCO to put a stone on my parapet, although I had advised him I was going to put on an exterior...

    Water penetrating through wallthat I

Sorry took me a while, finally moved back into the house and could take this picture in day light. Haven’t seen any damp coming through the dot and dab plasterboard, but would take the stance, because I can’t see it doesn’t mean it’s not there. So still want to do what I can to remediate.

    Exterior cornice?

Ah your a life saver! Davuka have these for sale on their website. Are orac the only people who do exterior cornices? I’ve got a parapet wall, and I’m looking to have a closed cornice with a white upvc cap on top

    Exterior cornice?

Hi guys I’m struggling to find what is used for these exterior cornices For example attached picture. Pretty sure it’s not a plaster cornice considering plaster disintegrates in water. Would it be Duropolymer; Or upvc I don’t think it would be timber as they would be very exposed to the...

    Water penetrating through wallthat I

Yes, I’ve specifically requested that to be done for now, as we didn’t like the look of a coping stone on top of the parapet. We would probably eventually get an aluminium capping put in at a later date once it’s rendered and we have an exterior cornice. So for now, the the detail is top of...

    Water penetrating through wallthat I

It is now finished, with grp over the parapet. It’s possible the insulation is completely saturated as the builders took about 1/2 a year to build this thing. If that is the case though, I would have thought it would be a lot more damp on the whole wall. Seems strange it’s starting in certain...

    Water penetrating through wallthat I

I’ll take a look as well as a picture. Maybe put another layer of grp over the top just in case. I’ve currently got that corner covered by a tarpaulin to try protect it from moisture in preparation to get plastering done

Yes, will be getting someone else (not these cowboys) to render in the new year. Trying to get the inside sorted so we can move back in, but plasterer doesn’t want to plaster onto damp walls so trying to get the leak remediate by the builders. Although render is waterproof, the builders should...
