    Thanks both. I'm certain it's the front room, because all the flies have been there, and even though the tenants broke the door off its hinges it was virtually shut. We've got to get a gas inspection before putting new tenants in, so I'll ask the CORGI man to check it out. Cheers.

    Some charge an hourly rate, e.g. so much for the first hour then a lesser amount for each hour after that. I charged my customer £40 for the job because he's a family friend (but he insisted I took £50).

    Haha! You can't beat a bit of male posturing! The job was to replace the lead inside the property. I did suggest the customer speak to United Utilities about replacing the lead, but he wasn't interested. He's after a quick buck, from doing up the place just enough to rent it out.
