Hi, any help would be much appreciated.

I have a semi detached house with a long garden. When you step out the house, you have a 8m wide by 6m long section of decking. Then a 120cm high wall to a grass section. The garden is around 40m x 8m in size.

I wanted to add a lean to roof similar to the one pictured below over my decking area, and wanted to know if i would need to apply for any planning? we have fence panels separating the left side neighbours garden (attached side) and the right side neighbour has a double story extension for 5 of the 6 metres where i want the roof. Then a fence panel.

Hope this is easy to understand

No problem, that’s the garden, turf isn’t done yet. The red lines would be the beams for the roof I had in mind.

If you are attaching it to the main house (which it seems from the photos) it is going to be classed as a rear extension to the house for permitted development regulations.

You are almost certainly going to need permission as you are extending out more than 3 metres from the house. Also if you are going to be really picky you could say it was a side / rear extension with that stagger where your patio doors project out from the main dwelling.

If you do something detached from the house, you could do the vast majority of that without planning consent, (classing the structure as an outbuilding) subject to the usual heights etc under Class E.
