Good evening all.
I'm new here.
We live in a 1960s house. We had a full survey when we moved in and this mentioned asbestos in the soffits being possible. An asbestos survey found these were plywood and also identified a garage ceiling and bulkhead, both of which were tested and found not to contain asbestos.
The survey did not mention the walls which are all neatly (and it appears fairly recently - certainly within a decade) plastered. I have since found artex in the utility room (that was a kitchen) behind removed units and over the last few months the internet has informed me that this might contain asbestos.
All my research (as in looking at the HSE and scientific reviews) and not listening to the internet doomsayers indicates that this is the least dangerous asbestos in likely very low levels - if indeed there is asbestos there. I will be getting it tested and if positive it will get plastered over.
I'm intrigued how you professional trades view artex in older houses when (I) it is visible and (II) when it is not - how do you know that a nicely plastered wall in that 1960s house isn't covering artex with asbestos in?
My work regularly takes me into all manner of people's houses and I often see evidence of recent work in older houses where all the walls and ceilings are textured / artex, and it never seems to have been considered or raised as an issue.
We've had builders in who removed a wall (upon viewing a neighbours house they have actually reinstated the wall to its original position in the layout and so the wall they knocked down wasn't that old, but still the question never reared its head).
