Asbestos garage cieling 1962 home

hi, we bought a 1962 home semi detached. It has a loft extension with building regs. Home buyers report said there may be asbestos as its a 1960 home.

So we have now moved in and are going to renovate it all.


Ok, I got British Gas to give me a quote. I want to remove the boiler from to kitchen and fit a new 1 in garage. He said he is 99% sure the garage ceiling has asbestos and I should get it removed.

Which I am prepared to do. However is there anything else I should check? I presume as they have done a loft extension and removed chimney breaths they would have dealt with any other asbestos issues in general. Under floor boards there was no loose asbestos insulation. I can't see any art artex. I know it's hard to say without seeing anything but is there any thing I should be careful about befor e I start drilling/removing floor boards/destroying stuff

lots of garage roofs and guttering contain asbestos, its not the dangerous kind, i dont see any reason to remove a roof thats doing its job

I want to move the boiler to the garage. That would mean they may have to cut the board to fit the pipes in??

wear a suitable mask when you cut it and seal the cut edges with paint

It depends on the type of asbestos - AIB or asbestos cement.

If it's AIB then it's a specialist job.

As newboy, the insulation board is more dangerous than asbestos-cement.
If the garage is integral to the house (ie if there is a bedroom over it) then it is likely the board is AIB, and if so, it should be removed.
I've just had a client who has had to spend nearly £2K to dispose of an AIB ceiling in the (integral) garage. H&S had to be involved, so costs went
rapidly north.
