I’m planning on getting my attic converted into a games room. I’m planning on doing it in stages and will be getting building control involved to make sure it’s all meeting requirements. I am starting with getting insulation, window, floor reinforced and electrics fitted. I have contacted BC who are going to inspect the works. My major problem though is that the “landing” is tiny so having a permanent staircase fitted would be out of the question. My question is would a spiral staircase be adequate in my main bedroom? I know it will need to comply with regs in terms of spacing, width etc etc. I don’t want loft ladders as I know BC won’t even look at them and rightly so. I have attached some images to show what I mean. Was thinking about something like this,

As I understand spiral staircases are allowed for single room access, and where you say looks OK, but AFAIK primary spiral staircases are pretty sizeable
