Barn Conversion Roof Advice/Budget

Hello,

Looking at a converted barn with a tile roof, shown below, does this look immediately concerning, or just dated/old? The tiles are not the straightest or most uniform, clearly been patched over the years but but maybe that's just to be expected. Not sure if it's felted either, but no sign of any water damage internally and internal beams all appear ok.

What sort of emergency budget would be needed to replace a gable roof like this around 110 sq meters if I needed to? Obviously if it's not felted, some of the timbers maybe in a poor state as well - it seems impossible to know pre-purchase as there's no loft, so I'm thinking maybe 30k is a sensible fund? Or it could be massively more expensive? Or maybe it's got another 20-50 years in it!?
 
You may want to spend a few hundred pounds on professional survey and report and not rely on a photo and internet opinion when making a purchase of several hundred thousand pounds.

FWIW, it looks like there is a bigger foundation problem apart from the roof tiles
 
Sure, obviously would do a survey if I go ahead but keen on advice ahead of that point. Also they only go on what they can see and cover themselves to the max these days…

What are the indications that suggest foundation concerns? I guess those are a common issue with converted barns given they may not have proper foundations.
