Hi

Last year I sanded down and painted my parents bathroom, the bathroom has an extractor fan which is sufficient. They do not have central heating.

Its about 12 months and the paint I applied is starting to flake off. On top of that there looks t be a stain in the corner of the wall and some dark patches. I am not sure of this is damp or condensation?

Can anyone advise? would the impact of no central heating cause this?

Thanks in advance.

No heating is deffo going to contribute with condensation. The stain you see looks like mold to me and that and the peeling caused by damp. It could also be that the extractor fan isn't powerful enough for the job here, esp in a cold room. Sorry, need to warm things up to help.

Did you mist coat bare new plaster. The pealing is moisture related, but the amount seems ott for just moisture.

Orbital sand back the damage, spot mist coat and then spot coat the bare plaster areas. I'd then suggest a wb egg shell for all areas. Eggshell is a much harder finish and more immune to moisture.

If after shower, bathing moisture as condensation is noticed on walls, ceiling, mirror then it's clear the vent isn't up to the job.

A better vent (check https://www.tlc-direct.co.uk/Technical/Ventilation/Ventilation4.html )
and a decent sized towel rad with electric element (maybe on a timer)
