Bathroom Extractor Fan - Quiet

Could anyone recommend a very quiet bathroom extractor fan that fits in a space about 6 inches square in the ceiling. My neighbours' bathroom fan (below me) is buzzing really loudly in my bedroom. I have offered to pay to replace it with a quiet one. Would this one be OK? It seems very cheap for an extra quiet fan.

The bathroom is only 8ft by 5ft 6ins and the shower is just over the bath - not a power shower. The extractor is not over the bath. All the extractors in the block go up a common vent, go through my loft (I am the top flat) in a plastic pipe and out the roof. There are no windows in any of the bathrooms.

If it's buzzing then may be fitted incorrectly or insecure.

You might start with getting them to vacuum it - may just be bunged up with crud.
