My upstairs bathroom floor is traditional floorboards but they are in bad shape from multiple plumbing jobs that needed to be done underneath them. The board under the toilet pan is actually a bit wobbly and causing a leak from the cistern joint when you sit on it and the pan shifts a few mil.
I did have hardboard over the floorboards with laminate on top, but I had to rip this up to fix the last plumbing problem I had, so what I want is something that is more serviceable so that a new floor isn't needed the next time I have a plumbing issue.
My thinking is:
Replace all floorboards with marine ply, with sections cut corresponding to where plumbing access is needed, and screwed down flush.
Screw toilet pan straight on to the marine ply.
Vinyl flooring directly on top of the marine ply, and with minimal glue to make it easy to remove without tearing (but also enough to keep it flat and secure).
Silicon seal around bottom of toilet pan - to prevent water ingress.
Is this sensible?
