Bathroom Soil Pipe Vent

Firstly, I know nothing about plumbing, so please be gentle with me ;)

We have a very small bathroom that is in urgent need of a make-over.

In the corner (next to the outside wall) is a boxed area that contains the soil pipe vent. Because of the size of the bathroom we'd like to reclaim some ( if not all ) of this space.

We've had several quotes from different plumbers who have given conflicting advice and I'd like to know the legal requirements for a soil pipe vent.

Our first plumber advises that the soil pipe vent needs to be 4" (100mm) in diameter and travel up through the roof as straight as possible from the soil pipe (like it does at the moment). He has quoted us to move the pipe as much as possible further into the corner of the bathroom with additional joints and such like. This is quite expensive!

Our second plumber describes putting a 2" pipe out through the wall and venting outside. This cheaper and means we get the whole space, which has major implications on the type of suite that we buy because of the space reclaimed.

What's the actual requirement?

Your local Building Control Office..........in the Council ...will know exactly what They will accept ;)
 
An air admittance valve which sits on top of a cut down stack pipe can help. It has to sit above the highest overspill - usually the basin - and thus allows at least the top half of the boxing to be removed. Be warned, sometimes, other service run through that boxing, they too will need to be relocated or chased in. Make sure your builder has allowed for this.
