BAXI 105E Boiler . No hot water downstairs

I have the boiler above in the loft. When I turn the hot tap on in the bathroom the boiler fires up. When I turn the hot tap on in the kitchen nothing happens the same in the downstairs toilet. If I turn both downstairs on at the same time then the boiler fires and I can turn one tap off and it stays fired up. What could be the problem why it will not work on one tap?

The diverter valve is failing and it needs more flow before it will switch on.

I mean diverter valve.

I dont guess at the exact part which is at fault, most likely the diaphragm but can also be a sticky pin gland.

Many will simply replace the whole valve when it only requires an overhaul. There are kits available and can be Diyed, but for a first timer it's not all that easy. I have never replaced the whole valve as they are perfectly repairable.
You could start by replacing the diaphragm at the front and see if it improves the operation. Take care to clean and grease the push rods using the grease in the kit. Google the parts.
 
Agile is trying to talk the job up, its a worn diaphragm that needs changing
