I have a 105 HE and although it is only 3 years old, it doesn't seem to quite heat the house in the way it should. I live in a 3 bed terraced house and although the boiler is set to 60 - 80 OC it never gets very warm. I can easily tough the radiators and this is something I have not been able to do in other houses. The boiler does not have a room thermostat attached to it, cn this be a problem? Any ideas.

Often the boiler gets the blame whenever things go wrong. The boiler is there to heat the water and that's it. Getting the house warm depends upon many things, the design of the pipework and radiators as well as the controls.

It's fairly easy to check the boiler is working correctly. Get a pipe thermostat only a few £££'s and clamp it on to the flow pipe from the boiler. If it reads more or less the same temperature as the boiler stat then the boiler is doing its job.

If the boiler is OK then you need to start looking at the rest of the system. Is there a manual by-pass that is open too much letting all of the water short circuit the radiators. Is the system balanced properly, is it sludged up (drain one radiator and see what comes out) Is the pipework too small for the number of radiators connected to it, Is the pump working properly, are there too many radiators for the size of the boiler?

The difference between the boiler flow and return temperature can also give an indication of what's happening.
