If HW light is flashing that would suggest you have a 105e INSTANT.

Thats correct it's the instant model. Do you have any idea what may be causing the problem?

Turn the instant feature on stat to off , turn the hot tap on does the neon for taps come on, IF not diaphragm has gone

when i turned it to off as you suggested the light stayed on and stopped flashing as before. Would that suggest something other than the diaphram? i really appreciate your help by the way.

With tap sink tap turned on how high are temp lights on front of boiler going and how hot does the water feel

When i turn on the hot water tap it says 40 degrees. and the water is still tepid.

Check basics first, has anyone accidently partially closed the gas main tap handle by the meter.
With system completely cold (even rads) turn on the hot tap and feel the lefthand heating pipe coming from the boiler if this gets hot it means the divertor valve is stuck mid way and is not letting all the heat get into the water.

Hello. When dhw light is flashing it it indicating blr is in preheat mode. I t should fire for a minute or two every hour when in preheat to top up the temperature of the primary water in the blr. If blr fire for significantly longer than this in this mode it is indicative that blr is heating the water in the heating system. Two ways to test this:
1. turn off htg. let cool. leave in preheat. if blr fire on preheat for prolonged period and rads get warm then above is the case.
2. Turn off htg and let cool. Run hot water-dhw led on constant- blr fires, feel pipe on far left of blr (htg flow)does this get warm? If so and pipe to right of it (dhw)does not get hot, the diverter valve on the blr is sticking open.
I'd suggest that this is very probably the case on this particular blr given the symptoms described. The baxi part no for this I believe is 248727. As with any work on a blr this should only be undertaken qualified engineer.

Thank you so much for taking time out to reply to my problem. I will try what you recommended and post a reply on here if what you suggested works.

Much appreciated!.

Thanks Rojaca, your diagnosis regarding the diverter valve on the boiler sticking open appears to be the case. I followed your instruction and it was as you said.

Thanks again!.

No worries. I'd suggest giving heateam a call (08706096096). They do a fixed price repair and parts and labour are covered for 12 months I think.
