I have a baxi combi 80e boiler all was well till recently. Now the DHW and the CH will only reach a temp of about 40 oC initially thought it was the DHW heat exchanger blocked but obviously this is also effecting the CH. have checked both temp sensors these are fine. could it be gas valve or maybe primary heat exchanger?? Help appreciated

Check the obvious is the main tap handle at meter fully open.
Yes gas supply fine. have checked the voltage and current to the modulator on the gas valve these are also fine.Could it be the primary heat exchanger! However water flow through DHW is fine

Pressure just over 12.1 millibar high rate 2.7 low rate
Temp sensors both ok indicated temperature is spot on
