Bay window saturated with water

Recently had some issues with water penetrating through our bay window and bubbling up the paint.

Outside looks a state as I have removed masonry paint that was everywhere and peeling anyway, in case there where any obvious issues hidden beneath.

Gutter above has been recently fixed, which was dripping quite heavily into the slight pit you can see to the left of the photo, below the first full length brick on the bottom course. Could that be enough to saturate the front like that?

Other bay windows on the street are also wet in the rain, but this appears visually appears much wetter.

It looks like historically the previous occupants have had some kind of liquid dpm treatment, but not certain.

Any ideas or tips on steps to investigate further?

That looks like a broken drain or leaking mains water pipe. Wheres the nearest gully?

Andy

Thanks Andy

The mains water does go under the bay window, but that was newly replaced about 12 months back. Although it can’t be ruled out I would be very surprised it was that, especially as it’s under the elevation with the least amount of damp.

In terms of a drain....there’s a clay pipe about 6-8 feet underneath for the house probably dead centre of the bay. Had it cctv’d a while ago and the guy said it had some minor cracks in top in some areas but was generally fine. Now I’m doubting that advice
