Biasi 24S boiler taking ages to heat up water. Any ideas?

Hi,

Could anyone give me any ideas as to what could be wrong with my boiler? I would really appreciate it.

I have a Biasi 24S when has been acting up for sometime. He central heating side of it is fine no problems at all. It is just when it comes to getting hot water. For sometime now (over the past few months) I have noticed that the water when you have the taps on full was getting colder and colder. Then this weekend you are having to run the taps for ages to get any hot water at all and even then it is hit and miss. The taps have to be running pretty fast to get the boiler to kick in.

Also a couple of months ago if the taps and the central heating were on at the same time the boiler was really loud. This only lasted a day or so and just when I was thinking about getting someone out to it it stopped. So I forgot all about it, until now. I don't know whether it is related?

Blocked plate heat exchanger?

A simple test is to see what the gauge goes up to on DHW. It should not go above about 65°C

Just noticed you are in Derbyshire where some areas like Buxton can have very hard water.

I would suggest you have a dripping tap and this has caused lime scale to block/line the plate heat exchanger!

Thanks for that.

Please excuse my ignorance but would that have to be replaced then or can it be cleaned up?

Also is there any way of preventing it happening in the future?

Do you admit to a dripping tap?

It can be cleaned with HCl but thats not recommended for a DIYer so its better to replace it as that can be done quickly.

I cleaned one with HCl which was completely blocked and that took about a week!

The owner said he had not noticed his dripping tap before! I knew it had been drippping for a long time!

Yeah, I had a dodgey hot water tap in the bath. So that does make sense.

Do you have any tips as to how to get it out? Is it fairly straight forward?

As boiler repairs go its fairly easy!

Dont bother until the tap is sorted as it can start to lime scale up in a very short time.

it is only a 24 kw, and the incoming is cold; don't turn your taps open to max
