Box gully -shared roof

Hi All.
Wondering if anyone has any experience of this.

Is maintenance of a shared roof valley between adjoining terraced houses the joint responsibility of both owners, even if water ingress only affects one property?
Does maintenance of the roof valley fall under the Party Wall Act?

In my circumstance, the valley is in a poor state of repair and requires replacing as there is water ingress affecting my property my neighbour is not really approachable so I don't know if her property is also affected. The gully needs replacing/repairing.

My question is because it is a shared gully is my neighbour responsible for half of the cost of repair?

Worst case Scenario.

A neighbour who is not approachable and a "common problem"

With all due respect to this English "thing" of the "Party Wall Act" as you can see I do not have that party Wall "crap" to deal with.[who the hell dreamed up that act?] - a money making venture for "specially trained Surveyors" ---at a COST???

At least that does not happen up here,

OK I have had my rant?

Is the ingressing water damage "New" ? or has it been on-going or some time? -- since the last storm??

Reason for the question is that if the damage is new / recent then you may??? be able to intimate an Insurance claim, BUT, you will have to prove there was a Storm to occasion the damage [storm is a wind speed above 50 MPH ]

As my rant above, I will leave it up to others to say what can be undertaken under the Party Wall Act

You may have to bite the bullet and talk to your neighbour?

Shared use = shared maintenance cost.

Not a PW issue.

Work to individual roofs is not shared cost, even is related to the valley.
