Brown hot water and leaking autimatic air vent

We have a WB HE Greenstar 8 years old. The house has been rented out for last 6 years and we moved back in 2 months ago. Have noticed water pressure dropping too frequently and yesterday realised the air vent at the top of the boiler leaking (heard it drip) and by the looks of it it has been like this for a while. Tonight ran a bath which was brown although now it's running clear.

Assume these two things related but only found any answers online that deal with these two things separately. An explanation of the problem would be great before I get the plumber involved.

There are many versions of the Greenstar HE, can you be a bit more specific? Is it a combi or do you have a hot water cylinder? You say the water pressure is dropping frequently, how frequently is this happening?

At a guess I would say you have a system model with a vented hot water cylinder, and your cylinder coil has a hole in it. This will mean a new hot water cylinder. A bit more info would help to confirm though.
 
It's the HE 30, combi boiler. Topping it up a least once a week.
