This morning just as I was leaving for work I noticed a brown stain on the living room ceiling, which is below the bathroom. Almost certainly a leak I would have thought, although the ceiling was dry. Had a very quick look under the bath - no obvious signs there although did notice the grout between some of the ceramic floor tiles at the end of the bath were wet - there may be a leak coming from the shower screen onto the floor - although I'd have thought that was unlikely to have caused it as it would have to get through the tiles/grout under which is chipboard floor under which is insulation before it gets to the ceiling below. There is also a slightly loose seal on one side of the bath to the wall but again for the same reasons I'd have been surprised if this would allow water to pass through chipboard and insulation so readily. It seems to me more likely to be something which is already under the chipboard floor? There is a radiator in there so potentially the pipework for that could be the cause. Rather annoyingly phoned my buildings insurance this morning to see what we would be covered for as had read that it's easier to go from the ceiling upwards, but we are not covered for what they call "trace and locate", so we are covered for damage caused by a water leak but not for any damage caused by looking for it! So if we wait for the ceiling to collapse we are covered but not if we put a hole in it ourselves!
